Sarah and Joe were looking at options to move their family to Auckland, but being based in Sydney they wanted eyes on the ground to find the right home and advice on the best school zones. Avoiding any major headaches with the property was also important as they would not be returning to Auckland for at least 12 months so they needed a good quality tenant too.
They had a tight budget to work with and required at least three bedrooms for their growing family. We debated the schools and styles of homes on the North Shore versus east bays and decided to focus on Howick for the primary and senior school zones.
There was a lot of competition for the houses at this price point, and with large areas of housing intensification along the Pakuranga Howick corridor, it was challenging finding a property that would not be adversely impacted by future neighbouring developments. Once we found the right home, our due diligence included looking at the past consents on the home, speaking to Auckland Council and reviewing the ownership of properties in the neighbourhood, as well as checking the quality of the home itself.
We secured the home under the hammer and under the clients budget, allowing them to use their savings to add value to the home in preparation for their move back to New Zealand.
