Marlene and Tiziano were looking for a townhouse or villa in Freemans Bay, Grey Lynn or Ponsonby within walking distance of cafes, shops and the CBD. They wanted a home that was unique and carefully considered in its design and finishes, and showed exceptional quality throughout.
They had a very good price range to work with, but as busy professionals they had little time to research and view homes. They also knew that proper due diligence on a house would take plenty of time, and had previously experienced the costs and risks of a home that is found to have structural issues including weathertightness.
We worked together to refine their brief and search only for high quality properties that had excellent finishes and style, while also being very well built and in a top location.
We found the right home early on, but other buyers could also see this was a great property and there was plenty of competition. We secured the home conditionally through a tender; our client's offer was not the highest value offered but had the best terms as we could complete due diligence faster by having excellent consultants ready in place. Our research also picked up on community housing nearby so we spoke to the organisation in charge of this to understand the mix of tenants, spoke with neighbours, and ensured we were comfortable that everyone living nearby enjoyed the community. We also knew the market value and comparable sales to help justify our offer and give the buyers and the vendors confidence that this was a very good overall outcome.
Marlene and Tiziano now have a beautiful home in the perfect location and have shortened what could have been a long and stressful process to just two weeks.
